Rockfield and CBRE acquire Don Bosco

The project, which was recently completed, was developed by Rockfield, which remains the executing partner for the project and will invest in DULV together with CBRE GIP. DULV invests in new construction for young professionals in the Netherlands through turnkey purchase contracts with term financing

Located in the redeveloped district centre of Amsterdam Nieuw-West, the apartments at Don Bosco are designed to appeal to young professionals and most will be for private rental. The development as a whole includes 20,391 sqm of residential space and 858 bike parking spaces – which were also acquired as part of the deal.

The project consists of five buildings connected by a plaza and a central hub with workplaces, a lounge, a gym and a communal kitchen. The concept is to provide an environment conducive for young professionals to interact, work and relax.

The project contributes to the wider renewal of the Centrum Nieuw-West district the municipality is working on. It is located next to the Sloterplas, one of Amsterdam’s largest urban lakes, which together with the Sloterpark has a wide range of facilities, including water sports, running tracks, city beach, swimming pool and events. Centrally located in the borough, Don Bosco is close to Osdorp square shopping centre and public transport.

Alexander van Riel, Head of Continental Europe Investments, CBRE GIP, said, ‘The growing demand for rental housing in a market with limited supply makes Don Bosco a particularly attractive investment, especially given its location in a vibrant and emerging neighbourhood with enduring appeal. This acquisition fits perfectly with our global strategy of building programmatic partnerships with sector specialists and we look forward to working with IC to unlock the significant potential of this high-quality property.’

‘Wouter van den Eijnden, CEO of Rockfield, said, ‘The Don Bosco residential concept adds value to the innovative vision of Centrum Nieuw-West. Our tenants of generation Y and Z bring more diversity to this part of the city and our operating concept facilitates the ‘meeting each other’ factor. We look forward to the completion of Centrum Nieuw West’s entire renewal plan.’
